Baan Chai Nam Community and Management

Baan Chai Nam, constructed in 2000, is self managed by the owners committee with day to day estate management services provided by CBRE.  Owners vote annually to keep the project in excellent repair undertaking both essential and cosmetic preventative maintenance and repairs such as re-roofing in 2020, pool re-tiling in 2021 and water tank and pumping in 2022. The entire project was repainted within the past 5 years.

A staffed management office is provided for all residents. Ongoing tasks include pest control, water and pool maintenenace, trash, mail, billing and a range of optional owner services such as cleaning, property management, rental services etc.  Services are funded by a Common Area Management (CAM) Fee paid by each owner according to the sqm of their unit.

At the time of listing the fee is THB110 per sqm.  With some adjustment made for the garden area, the monthly CAM Fee is THB17,760 for BCN Unit 5.  The pest control, gardening and watering of the garden of Unit 5 is included in this fee.
